Home Sales Down, But Here Are the Texas Markets Doing Well

Turnover in the housing market is good -- and bad -- but that depends on what location you're talking about.

Nationwide, home sales are active and there is plenty of inventory for buyers to choose from, but unlike previous generations the market isn't "churning" well, meaning there are not a lot of people selling their longtime family homes because the kids have grown up and moved out, the so-called "empty nest" syndrome.

Real Estate expert Caralee Gurney says Texas, however, is exhibiting a wide array of homes for sale.

"You're seeing Texas looking strong and it has been that way for a long time, it's always been a solid market."

An interesting phenomenon, though, is the continued success of home sales in high-end much-desired properties such as those in upper middle class areas like Houston's Memorial City or the suburbs of Dallas -- or San Antonio's New Braunfels, which may not be high-end...yet.

But Ms. Gurney says it's just a matter of supply and demand.

"And that's because there are certain neighborhoods a lot of people just want to be in -- and when someone leaves, someone buys."
